Santa Rosa County Development Services will host a Land Development Code (LDC) workshop on Wed., Aug. 26 at 9 a.m. in the board chambers at the Administrative Complex, 6495 Caroline St. in Milton. The LDC has undergone significant changes in the update process held the past several months.
Goals of the update have included modernizing the code to better address new uses and initiatives, eliminating unnecessary regulations, encouraging quality development and streamlining the code to make it easier for the public to use and understand. The LDC contains regulations that govern how land is developed in the unincorporated areas of the county and addresses everything from zoning, site development, the natural environment and stormwater management to parking, sidewalks and landscaping.

IMPORTANT INFO RECEIVED FROM SANTA ROSA COUNTY ADMINISTRATOR in response to questions asked by Santa Rosa County Legislative Coalition:
The Planning and Zoning Department published a white paper July 9th that highlights the reorganization, significant changes and overall layout of the new document.
Additionally, a table in this document cross-references the old and new versions of the Land Development Code. It is located here.
It is difficult to answer the question as it has been asked:
(“…what additional areas of code compliance will be above what is being required…”, “…list for us new Code compliance requirements that will be in the new LDC.”, or “…what are new code compliance violations in the new LDC…”)
since we don’t identify violations in the Land Development Code only the requirements.
What I think is being asked is; what new requirements are there in the Land Development Code that businesses (new and/or expanding) will be impacted by.
The chapter that has the most impact on business owners is Chapter 4.
Design and Development Standards which starts on page 155 of the PDF (or page 137 in the document numbering).
This chapter includes information on site plan requirements, lighting, parking, fire protection, public services, landscaping and buffering, tree protections, alcohol sales regulations, and sign regulations.
A few examples of some changes in this chapter specific to businesses:- Outside storage for businesses is now allowed with appropriate screening
- Increase on allowed square footage of impervious and semi-impervious surfaces before a drainage plan is required
- Bike and pedestrian access: commercial developments shall be designed to support bicycle and pedestrian mobility
